Mohr Partners’ goals were to monetize the entire owned real estate portfolio, produce a top quality buyer to acquire all seven sites in a timely manner, and enable the client to utilize transaction proceeds to pay down debt.
Mohr Partners collaborated with the client’s operations team to gather all pertinent facility and company information.
Then, research on the Estimated Present Value of their portfolio was presented to the client. From this, Mohr Partners identified numerous qualified buyers to acquire all seven properties. Mohr collected offers from six high-quality institutional investors, creating a bidding war among multiple parties. In the end, Mohr Partners collaborated with the selected bidder and seller to ensure accord between both parties.
A 15 year lease between the Client and the Buyer was secured. Mohr also achieved a meaningful
sale of all the company’s real estate assets for the Client. Closing was achieved within less than 60 days in escrow. Including key value additions such as:
- $16,550,000 Increase in Purchase Price
- 10 Year Lease Term Reduction
- 25 Basis Point Reduction in Annual Escalations
